Nora District, West Palm Beach: What You Can Actually Walk Into Right Now

"I took a Solidcore class, the 10 o'clock class, it was amazing," Sheila Becker told a local news crew after driving five minutes from home to try the district's new pilates studio over Labor Day weekend in 2025. "Obviously, West Palm is blowing up and getting so busy," she said. "I think there's a lot of good things coming."

She wasn't wrong on either count. She also wasn't describing the neighborhood most articles about Nora describe. Most of what's been written about this stretch of North Railroad Avenue over the past two years spends its words on a hotel that hasn't opened, a restaurant that hasn't served a meal, and condominiums that exist mostly as floor plans and a sales office. Meanwhile, thirteen restored warehouse buildings along that same street have been quietly filling with tenants a West Palm Beach resident can visit this weekend.

If you live here and you're trying to sort out what Nora actually offers today, as opposed to what the renderings promise for later this year, here's where the two diverge.

The Two Years Nobody Saw Coming

For most of the last century, North Railroad Avenue north of downtown was warehouse space, plain and simple: loading docks, self-storage, a freight line running its western edge. NDT Development started quietly buying up those buildings the better part of a decade before construction ever began, working with Miami-based Place Projects, the firm behind Wynwood, and later bringing in Wheelock Street Capital. In 2022, the West Palm Beach City Commission voted unanimously to approve the Nora District's development regulations, capping building scale along North Railroad Avenue while protecting the residential blocks south of 10th Street. Construction started in 2023, backed in part by an $84 million loan from Bank OZK.

Phase one converted thirteen of those old warehouses into roughly 156,000 square feet of retail and restaurant space, plus another 55,000 square feet of second-floor creative office. Tenants began opening in a rolling soft launch in fall 2025, and the district has kept adding names through this year.

What's Actually Open This Week

The district's own current tenant list includes Sports & Rec, an upscale sports bar that opened to the public on June 16, 2026, and Del Mar, a Mediterranean restaurant from the Ohio-based Cameron Mitchell Restaurants group that opened April 7, 2026. Both joined an earlier wave: Loco Taqueria & Oyster Bar, a Boston import serving tacos and oysters; Juliana's Pizza, the coal-fired Brooklyn pizzeria that opened its first Florida location in November 2025; H&H Bagels and Van Leeuwen Ice Cream, both New York transplants; and Sunday Motor Co., an all-day cafe built around a car-culture theme.

Fitness and wellness fill out the rest of the operating roster: [solidcore], SWEAT440, GRO Yoga & Wellness, and ZenHippo, a space built for parents and young kids to play together. Beauty is covered by IGK Salon and Sana Skin Studio. On the retail side, Warby Parker, Le Labo, Pompanos Boutique, which relocated from Palm Beach, and a women's clothing shop called mint round out what's currently open for business.

That's close to twenty operating tenants spread across thirteen buildings, open today, not projected for a future quarter.

The Anchor Everyone Keeps Writing About Isn't Open Yet

Most Nora coverage leads with the hotel, and it's easy to see why. A 201-key boutique property from BD Hotels and Sean MacPherson, the team behind The Bowery Hotel and The Mercer in Manhattan, is an unusual thing to land in West Palm Beach. Its interiors lean into Mediterranean and Spanish Colonial Revival influences, and its ground-floor restaurant will be Pastis, the Parisian brasserie Stephen Starr is bringing south, spread across more than 13,000 square feet of indoor and outdoor dining.

None of that is open. The hotel is already listed with Leading Hotels of the World and taking reservations, and developers told a West Palm Beach television station in January that they expected the building finished in October or November. Fall 2026 is the window the district itself uses publicly. With today near the end of August, that puts the hotel, and Pastis along with it, somewhere between one and three months out. Close, but not yet a place you can walk into for dinner.

The Housing That Decides Whether This Becomes a Neighborhood

A retail strip that empties out by nine at night is still just a shopping trip. What turns a district like Nora into an actual neighborhood is people living inside it, and two residential projects are working through that step on two different timelines.

Nora House is the district's first for-sale building: an 11-story condominium at 1105 North Dixie Highway with 117 units and roughly 19,000 square feet of ground-floor commercial space underneath. The Ronto Group, a Naples-based developer led by Anthony Solomon, launched sales in March 2026 in partnership with Nora's three master developers. Buying in now means buying ahead of delivery, the standard trade-off for an early position in a district still mid-build.

Separately, a roughly 350-unit rental tower is moving through its own construction timeline, aimed at renters who want to be inside walking distance of the retail loop without waiting on a closing date. Across all of Nora's future phases, reporting on the district has put the total residential pipeline at close to 750 units, including a share of affordable and workforce housing alongside the market-rate product.

None of those units are occupied yet. Until they are, Nora's evening foot traffic keeps depending on people driving in from elsewhere in the city, the way Sheila Becker did that Labor Day.

A Saturday Loop That Works Today

For a resident who wants to see what Nora actually feels like without waiting on the hotel, the current tenant mix already supports a real morning-to-afternoon loop:

  • Coffee at Sunday Motor Co. or a bagel at H&H
  • A solidcore or SWEAT440 class while the morning is still cool
  • A slow browse through Le Labo or Warby Parker
  • Lunch at Loco Taqueria & Oyster Bar, or a slice at Juliana's
  • Ice cream at Van Leeuwen to close it out

None of that requires the hotel, the condos, or the rental tower to exist first. It just requires knowing which names from every Nora write-up are open for business today and which ones are still sitting on a construction schedule.
